Follow These Three Tips to Sell Your Home Fast

by | Aug 4, 2015 | Real Estate

Those who are hoping for a quick sale of their home do not need to wait until the spring and summer months to see their home whisked off the market and for a price which leaves them with some hefty profits. The secret to being able to sell your home fast is not the season, but rather how you go about selling your home in the first place. The first tip that we have is not only often the most effective, but it is also the most budget-friendly option of them all:

Landscape to Land a Sale

We have all heard about the importance of a home having curb appeal in order to garner attention and to make your home more memorable. The reason behind you having heard about it is because it is absolutely true.

But not just any old landscaping will do. Adding some flowers and planters out front will do little to attract the attention of buyers and to convince them that they are justified in paying a higher ticket price for your home than the house down the street. Start off by:

1. Trimming your existing bushes and make sure that the lawn is well manicured

2. Add a new coat of paint to your home so that it looks fresh and new

3. Consider the architecture of your home and add landscaping elements which will help exemplify these elements

4. Make it your goal to differentiate your home from those of your neighbors (this includes custom designs and additions, new colors, etc.)

The goal is to make your home more memorable. The more beautiful and unique the home, the more a buyer is going to remember and desire it.

Throw a Garage Sale

A garage sale can be the wisest decision one selling a home makes. First, it gives you a chance to get rid of any excess clutter in the home while also making a few dollars. Potential buyers are more likely to purchase a home with rooms which are free of excess “stuff.” The less “stuff” which is in the room, the better they are able to envision their own things in it.

The other benefit that comes with a garage sale is that you can begin to advertise that you are going to sell your home to those in your community before you even hang up a “For Sale” sign. This gives them a chance to alert their friends and family members who may be interested in moving closer to them – and who may be willing to offer you a fantastic deal in hopes of expediting the sale themselves.

Hire an Agent

DIY home sellers regularly make less off of the sale than what they would gain with a real estate agent. It also often takes them longer as they do not have access to the same tools or networks that an agent does. If you want to sell your home fast, hiring a great agent in your community should be your top priority.
